Refurbishment of Newport’s tallest building, Chartist Tower, into a 150-bed 4-star hotel commenced in 2018 and is scheduled to be completed in Autumn 2019.

The hotel will occupy most of the currently vacant 15-storey building in the city centre.

This interesting and historic inner-city site has given the Troika Construct design and construction team a number of challenges from complex demolition to logistical issues associated with a large inner-city site.

The Clients brief required and promised a £12 million mixed-use development including a restaurant, and conference facilities, as well as 30,000 sq. ft of office space and 18,000 sq. ft of retail space.

One of the major challenges associated with the project has been the successful removal and replacement of the external envelope. The introduction and location of the external mast climber system has been carefully considered and integrated within the programme of works.

The project will comprise of partial demolition of the existing building, as well as the refurbishment of the structure from the external envelope through to internal finishes.

The Exchange will provide a range of unique office space options for companies including co-working areas with communal breakout space and facilities available, serviced offices and conventional lease terms.

To date, Troika have overseen the installation of a new platform lift in The Maynard Centre; as per our client’s requirements and the refurbishment of four floor plates, the reception area, and extensive toilet blocks.

Part of the project at The Poplars will consist of the refurbishment of a Grade 2 listed mansion house, which was originally constructed circa 1890 by a local industrialist Friedrich William Dahne.

This section of the project will be undertaken by our refurbishment team and supervised by an experienced project manager. Essential recording and preservation of the existing structure prior to site set up is undertaken hand in hand with CADW and the design team.

In addition to the main house building project, Troika will be responsible for the design and construction of a number of detached houses, skilfully designed to sit into the existing landscape. Key to the successful completion of the project will again be logistics and in time deliveries.

This is an exciting project that centres on Troika Construct’s range of construction, building and conservation experience.

This project was a fast track internal fit out of an existing office unit for the Welsh Government. The work undertaken comprised of fitting-out the existing (unused) ground floor area to provide office accommodation.   

As main contractor to the works Troika Construct complied with all traffic/parking restrictions appertaining to the area of site. The site was a high security area and as such all deliveries were needed to be booked in advance.

Adjacent offices were occupied during the contract period. It is was therefore, essential that noisy operations were kept to a minimum between 9am and 5pm, consideration was also be given to adjacent buildings and their access/egress routes.

The project was completed on time to the satisfaction of the Client.

This project was a fast track internal fit out of an existing office unit for the Welsh Government. The work undertaken comprised of fitting-out the existing (unused) ground floor area to provide office accommodation.
